The large majority of what we buy. Any age, any condition, any size.

Condos and townhomes

Including units with HOA arrears or special assessments attached.

Small multi-family

Duplexes through small apartment buildings, occupied or vacant, including inherited rentals with tenants in place.

Manufactured homes on owned land

Where the land conveys with the home. Homes in leased-lot parks are generally a poor fit for us.

Conditions and Complications That Don't Scare Us Off

If someone is living in the property who may not leave voluntarily, say so early. It doesn't stop a sale, but it materially changes how the deal has to be structured — and it's a situation with real legal constraints that your attorney needs to be part of.
