Most of the people we work with have never lived in the house they inherited, and can't afford to keep flying back to it.
An inherited house in another state creates a set of problems that have nothing to do with the property's value. Every task — meeting a contractor, letting an agent in, checking whether the pipes froze, hauling one carload to a donation centre — requires a flight, a rental car, a hotel, and time off work. A traditional listing can easily need three or four of those trips.
Meanwhile the practical burdens don't pause. Someone has to keep the utilities on so the house doesn't mould or freeze. Someone has to mow it so the city doesn't cite it. Vacancy usually has to be disclosed to the insurer, often at a higher premium or with reduced coverage. And an empty house that visibly nobody is watching attracts exactly the attention you'd expect.
Photos or a video walkthrough are usually enough for us to price a property. If someone needs to physically inspect it, that's on us to arrange locally, not on you to travel for.
Offers and contracts by e-signature. Where a document must be notarised, remote online notarisation or a mobile notary in your city usually handles it.
We close through a title company or the estate's attorney in the state where the property sits. Proceeds are wired to you or to the estate account.
No lockbox coordination, no letting people in, no being on call for showings from another time zone.
One thing distance does affect: probate generally happens in the state where the property is, not where you live. If the estate needs to be opened, it may need to be opened there, and an out-of-state personal representative sometimes faces extra requirements. Ask a probate attorney licensed in the property's state.
If you're planning a trip mainly to "get the house ready," it's worth a phone call first. Cleaning out, repairing, and staging an inherited property only pays off if you're going to list it. If a direct sale is where this is likely to land anyway, that trip and that work aren't buying you anything.
