Houses do noticeably worse empty than occupied, because nobody is there to catch the small failure before it becomes a large one. The pattern is consistent: a supply line lets go and runs for weeks instead of minutes; a water heater fails and floods a finished basement; a roof leak that a resident would have spotted in a day quietly soaks the sheathing for a season. Add mould from unconditioned air, pests moving into an undisturbed structure, and the very visible signal that nobody is watching the place — and the longer a decision waits, the smaller the number at the end of it gets.
This is the reason we'd rather look at a property early. Not because we want to rush you, but because the version of the house that exists today is usually worth more than the version that will exist after another two winters.
If the house is vacant right now, two things are worth doing this week regardless of whether you ever sell to us: tell the insurer it's unoccupied (an undisclosed vacancy is a common reason claims get denied), and keep the heat on above freezing if it's anywhere with a winter. Confirm insurance details with the estate's attorney or the insurer directly.
If the deterioration has already happened — water damage, mould, a failed roof, frozen and burst plumbing, squatters, fire damage, a condemnation notice — that doesn't disqualify the property. It's a large part of what we buy. Retail buyers and their lenders generally can't touch a house in that condition, which is exactly why a direct sale often ends up being the only realistic exit.
